Garages
The garages we manage are let to tenants and leaseholders living in properties managed by us, as well as to other residents who live in the borough of Lewisham.
Who is eligible?
We maintain a waiting list of applicants for garage spaces on an estate/area basis. Anyone over the age of 18 living in the London Borough of Lewisham can apply to rent a garage but priority will be given to existing tenants and leaseholders of Lewisham Council.
New applicants will be considered in the following order:
- Disabled tenants/leaseholders (blue badge holders) on the estate where the garage is situated
- Other tenants/leaseholders on the estate where the garage is situated
- Other tenants/leaseholders on neighbouring estates
- Tenants/leaseholders of Lewisham Homes from all other estates
- Anyone else whose principal residence is in the London Borough of Lewisham

These prices reflect the most common charges. At some garage sites prices vary based on size and location. These will be reviewed from time to time.

How do I pay to rent a garage?
We only accept payment via Direct Debit or a standing order, with one month’s rent in advance.
If you are unable to pay the rent charge for your garage, it is important that you contact us straight away.
Please also tell us of any changes to your contact details in case we need to contact you about your garage.
I’ve been served a Notice To Quit (NTQ) what does this mean?
You will have received a Notice To Quit if you are in four weeks rent arrears for your garage. If your arrears are not cleared within 14 days of receiving the NTQ, the garage locks will be changed and the garage will be repossessed. You'll need to pay a fee of £70 and re-sign for the garage.
My garage has been broken into – what do I need to do?
First, contact the Police to obtain a Crime Reference Number or a CAD number. Then contact our Repairs team with this information so they can carry out any necessary repairs.
Terminating your garage licence
You must give one week’s advance notice by completing our garage vacation form, emailing housingenquiries@lewisham.gov.uk or writing to Garage team, Lewisham Council Housing Services, Laurence House, London SE6 4RU.
We ask you to make sure that all items from your garage are removed and that it is left clean. Any costs incurred for clearing or cleaning the garage will be recharged to you.

Fire safety
Following our health and safety requirements is a condition of your licence agreements with us.
Garages should primarily be used for the storage of motor vehicles. If you wish to use the garage for storage you must submit a proposal in writing stating the items you wish to store. Approval to use the garage for storage will generally only be granted for items such as bicycles, personal household items and/or garden items. Requests should be emailed to lh-garageteam@lewisham.gov.uk or sent by post to "Freepost HOUSING SERVICES".
- You must not keep any petrol, portable gas cylinders, oil or illegal substances or materials in the garage or the communal areas of the garage block, other than the fuel inside your vehicle
- You must not carry out any major vehicle repairs in the garage or within the vicinity of the garage and are not permitted to use the garage for any purpose which constitutes ‘business’
Electrical safety
Garages frequently house power tools and other electrical devices. Overloaded circuits, damaged wiring, or improper use of extension cords can lead to electrical fires.
Implementing electrical safety measures is vital:
- Avoid overloading circuits: Do not plug too many devices into a single outlet; use multi-socket extension leads rated for the load you intend to connect
- Inspect wiring regularly: Look for frayed cords, exposed wires, or any signs of wear that could indicate a potential hazard

Our licence agreement is for your garage only and does not entitle you to park in any area surrounding the garage. Parking in surrounding areas can cause access issues for emergency services and other residents and may result in a penalty charge notice.
