Apply for regularisation
If you have completed building work without our approval, you must apply for retrospective building control approval through a process called regularisation.
A regularisation application is needed when works have been completed without applying to Building Control. Once the application is submitted, a Registered Building Inspector (RBI) will visit the property in question to inspect the work and ensure it meets the regulations. To ensure that all the work complies we have the power to ask the applicant to expose, alter or remove any defective works.
What happens when you apply for regularisation
- after you apply for regularisation our staff will inspect the work
- this may mean exposing parts of the construction
- if the work is found to be deficient in any way, you must do additional work to make it comply with regulations

Before you start
You will need to:
- log in or create an account on our building control portal to submit a regularisation application. This is different from a Lewisham website account
- click on ‘submit building application’ and follow the on screen instructions
Payment
- you will need to pay online using a credit or debit card
- if you’re unable to make a payment online, you’ll need to complete a paper application and email the completed form to building.control@lewisham.gov.uk
After you complete your application:
- We will send you an email confirmation with your reference number, after we receive your application.
- You’ll be given the name and contact details of your site inspector while we process your application.
