Planning application for new affordable homes in New Cross
This proposed scheme is a joint venture between the Lewisham Council and developers Grainger plc. The proposal includes: 35 per cent affordable housing, to be let at London Living Rent levels; a new NHS GP surgery and pharmacy; shared community space for the New Cross Gate Trust with a new, landscaped, public realm; and a children’s play area. These spaces are designed to create opportunities for resident interaction, bringing life into the building and creating a community, where people would want to live and make a home.
The new development will provide ‘Build to Rent’ homes, meaning that they are purpose-built and designed for renters, and will include a mix of one, two and three-bedroom homes. The homes will be available with options for up to five year tenancies and an option to renew, allowing all residents, including families, to have a secure place to live for ten years.
To help inform the proposed design, there have been numerous consultations held within the local community, with revisions made in response to residents’ feedback.
The development will be built on a vacant, brownfield site, with construction estimated to start in April 2021 and finish in April 2024.

Working with Grainger means that Lewisham Council can benefit from their extensive experience with the private rented sector and provide rented accommodation that will be great for private renters in Lewisham. This scheme is delivered in addition to the Building for Lewisham programme which is providing new council owned homes for social rent across the borough. We are building a range of different homes that all of our residents need.”
