Pollution information for planning applications

Guidance documents and information about ventilation systems, furnace chimneys and the Low Emission Zone.

Ventilation systems

In making a planning application for a restaurant or takeaway use, details of the ventilation system are required.

This includes elevation plans to show the ducting route (which should discharge at a high level) and details of the noise and odour mitigation incorporated within the system.

The following advice note should be reviewed and a qualified ventilation engineer employed to ensure correct sizing of equipment and ducting is presented in the submitted planning application details.

The system should be designed to avoid noise and/or odour becoming a problem to neighbouring residents.

Furnace chimney height approval

Unless the height of a furnace chimney has been approved by the Council and any conditions attached to approval adhered to, it is an offence to cause or knowingly permit a furnace to be used to:

  • burn pulverised fuel
  • burn at a rate of 45.4 kg or more an hour any other solid matter or
  • burn at a rate equivalent to 366.4 kW or more any liquid or gaseous matter.

When we receive your application we will give a written decision within 28 days of receipt (unless it is agreed in writing between us and the applicant that a longer period is allowed).

If for any reason we fail to deal with the application within this time period, then approval without qualification is given.
