Mayfield
Located at the former hostel site on Burnt Ash Hill, the development is being delivered to address the borough’s urgent need for affordable housing by rejuvenating a near-derelict site.
Hill Partnership has been appointed as the Council’s contractor partner to lead the construction.
Timeline
- Feb 2024 - planning permission granted
- Summer 2025 - preliminary works began on site
- Sept 2025 – Hill Partnership appointed as Council’s contractor partner
- Mar 2026 - construction began at Mayfield
- Jan 2028 - expected completion of homes
New homes
The development will provide 64 brand new homes across 3 residential buildings ranging from three to six storeys, supporting a range of housing needs within the borough.
There will be:
- 23 social rent homes for families currently on Lewisham’s housing waiting list
- 41 shared ownership homes to help residents take their first step onto the property ladder
- 8 wheelchair-accessible homes, ensuring inclusive housing for residents with mobility needs
Local opportunities and investment
Hill Partnership will provide new apprenticeships and work experience opportunities during the build as well as community investment through volunteering and donations to local charitable causes:
- 4 apprenticeships
- 2 T-Level placements (45 days each)
- 10 two-week long work experience opportunities for Lewisham residents
New green spaces and community facilities
There will be new landscaping and improved public space to enhance the local area. Plans include:
- a communal gardening area at rear of site
- a dedicated children’s play area
Sustainability
Sustainability is central to the design of Mayfield. Environmental features will include:
- air source heat pump system
- solar panels for renewable energy generation
- green ‘living roofs’ to support biodiversity
- new trees planted and protection of existing mature trees
- electric vehicle charging points
