64 new affordable homes approved for Mayfield development
The Council’s ambitious house building programme, Building for Lewisham, is delivering new social and affordable homes across the borough.
‘Mayfield’, a new affordable-tenure housing development (as part of Building for Lewisham) has just received planning approval for demolition of the existing site and construction to start within three years.
The sixty-four new self-contained homes will replace the current Mayfield Hostel site on Burnt Ash Hill (next to Our Lady of Lourdes Church). The site will be a mix of one-, two- and three-bedroom apartments, with twenty-three affordable rental homes and the remaining for shared ownership.
The new housing will span three buildings, reaching between three to six storeys high, with balconies for residents, and various private and social amenities incorporated into the design.
Notably, there will be:
- a communal garden at the rear of the site
- eight fully accessible ground-floor apartments
- children’s play areas (for relevant age groups) with natural surveillance
- and, new trees planted (as well as maintaining many existing)
Sustainability and accessibility needs have been at the forefront of the design. For example, this will be a car-free development (apart from six disabled parking spaces), with bicycle storage on-site to encourage sustainable modes of travel. Additionally, this new housing has adhered to the Greater London Authority’s ‘Be Lean, Be Clean, Be Green’ Energy Hierarchy standards and features air source heat pumps.

Residents will be given adequate notice as to when the development works will commence.
