Work to begin on 64 new affordable homes at Mayfield development
With the site now demolished, the main contractor, The Hill Group, will begin work on site from Tuesday 31 March 2026, with construction expected to complete in early 2028. The Hill Group is an award-winning developer committed to sustainable practices and delivering high-quality affordable homes.
The 64 new homes will comprise 23 social homes and 41 offered as shared ownership, helping local residents take their first step onto the property ladder. The new homes will be a mix of one‑, two‑ and three‑bedroom apartments, including eight fully accessible ground‑floor flats, arranged across three buildings ranging from three to six storeys in height.
At Mayfield, The Hill Group have committed to supporting local communities, tackling inequality and creating employment opportunities for Lewisham residents.
This includes unlocking meaningful employment and skills pathways with Hill accommodating for at least four London Living Wage‑paid apprenticeships for Lewisham residents, two T‑Level placements in collaboration with Lewisham College and at least ten two‑week work experience opportunities for residents not in education, ensuring inclusive access for under‑represented groups such as care leavers, ex‑offenders and ex‑armed forces personnel. Additionally, several in‑kind contributions to local charities and projects include; Urban Synergy, Community Arts project and Lewisham Foodbank and Warmer Together Lewisham.
Creating a strong sense of community is key to this design by multi-award-winning architecture practice Metropolitan Workshop, with new shared spaces including a communal garden and children’s play areas. It will adhere to Greater London Authority’s ‘Be Lean, Be Clean, Be Green’ Energy Hierarchy standards and will be largely car‑free (apart from six disabled parking spaces), have on‑site cycle storage, and homes will be heated through air source heat pumps. There will be new trees planted as well as the retention of many existing.
The Hill Group will shortly notify nearby residents with more detail regarding the upcoming construction.
Councillor James-J Walsh, Cabinet Member for Inclusive Regeneration and Planning said:
"This is what Lewisham Council delivers – decent, genuinely affordable homes for local people. Building homes tackles inequality – and working in partnership with The Hill Group, we’re transforming what was once a redundant building into a thriving new community, with a wholly affordable development.
This development will not only provide families with affordable, high-quality homes – giving them the stability and dignity they deserve – but it will also create local jobs and apprenticeships through the build. Lewisham Council is supporting the government’s mission of housing delivery, by delivering the homes Lewisham needs.”
Councillor Will Cooper, Cabinet Member for Better Homes, Neighbourhoods and Homelessness said:
“Building high‑quality, social and affordable homes is at the heart of our work to tackle the housing crisis in Lewisham. Every new home we build strengthens our communities, gives local people the stability they deserve, and helps ensure that Lewisham remains a borough where everyone has the chance to thrive.
“The Mayfield development is another important step in this direction, as well as creating a bold architectural landmark in the heart of Lee. I can’t wait to see the buildings complete and welcome social housing tenants and shared owners to their new homes.”
