Council to deliver 64 new affordable homes as lead contractor announced
Planning permission for the scheme was granted in February 2024 and the hostel has now been demolished. Following a competitive procurement process, Hill will now lead the delivery of 64 high-quality new homes, with construction expected to begin early in 2026.
The scheme design, by Metropolitan Workshop architects, reflects the character of the local area and incorporates feedback from the community gathered from public consultations.
The development will feature three buildings (three to six storeys) offering a mix of one-, two- and three-bedroom homes. Of these, 23 will be for social rent, offered to qualifying applicants on Lewisham’s housing register. 41 apartments are allocated for Shared Ownership, supporting households to part-own a new home.
All homes will be self-contained, built to modern sustainability and accessibility standards, and will benefit from a communal air-source heat pump, cycle storage and six disabled parking bays. The new development will also include communal gardens, children’s play areas, and landscaping that retains mature trees and supports the community to grow its own food.
Councillor James-J Walsh, Cabinet Member for Inclusive Regeneration and Planning said: "This is what Lewisham Council delivers – decent, genuinely affordable homes for local people. Building homes tackles inequality – and working in partnership with The Hill Group, we’re transforming what was once a redundant building into a thriving new community, with a wholly affordable development.
This development will not only provide families with affordable, high-quality homes – giving them the stability and dignity they deserve – but it will also create local jobs and apprenticeships through the build. Lewisham Council is supporting the government’s mission of housing delivery, by delivering the homes Lewisham needs.”
Harvey Dhami, Regional Director at The Hill Group said:
“We are thrilled to be working in partnership with Lewisham Council to deliver these much-needed homes for the local community. This development will provide high-quality, energy-efficient homes designed to be cost-effective to run, complemented by valuable community amenities. We look forward to seeing this project come to life and to the lasting impact it will bring to the area.
