Ladywell Park Gardens
Located on the site of the former Ladywell Leisure Centre, the development is being delivered to address the borough’s urgent need for affordable housing.
Higgins Partnerships has been appointed as the Council’s contractor partner to lead the construction.
Timeline
- October 2023 - planning permission granted
- 2025 - preliminary works began on site
- March 2026 - Higgins Partnerships appointed as Council’s contractor partner
- May 2026 - construction begins at Ladywell Park Gardens
- Summer 2028 - expected completion of homes
New homes
The development will provide 102 brand new homes across four residential buildings ranging from three to seven storeys, supporting a range of housing needs within the borough. There will be:
- 47 social rent homes for families currently on Lewisham’s housing waiting list
- 55 shared ownership homes to help residents take their first step onto the property ladder
- 11 wheelchair-accessible homes, ensuring inclusive housing for residents with mobility needs
Local opportunities and investment
Higgins will provide new apprenticeships and work experience opportunities during the build as well as community investment through volunteering and donations to local charitable causes.
New green spaces and community facilities
There will be new landscaping and improved public space to enhance the local area. Plans include:
- a new public garden
- a dedicated children’s play area
- secure cycle storage for residents
Sustainability
Sustainability is central to the design of Ladywell Park Gardens. Environmental features will include:
- green ‘living roofs’ to support biodiversity
- Sustainable Drainage Systems (SuDS) to help reduce the risk of flooding
- secure cycle storage to encourage active travel

Ladywell Park Gardens is a key project within the Council’s affordable homebuilding programme, Building for Lewisham, which delivers new high-quality affordable housing through homebuilding, acquisition and partnership working.
